This week is Damp and Mould Awareness Week, an important reminder of the serious implications damp and mould can have on physical and mental health, particularly for the vulnerable, elderly and children. The tragedy of Awaab Ishak has promoted vital change across the housing sector, which we all welcome.

Shocking statistics from Aico found that 21% of residents do not feel confident reporting on cases of Damp and Mould to their landlord or housing officer. Meanwhile, one in two private renters in England are currently experiencing damp, mould or excessive cold in their home (Citizens Advice). And with Awaab’s law coming into force in less than a week, there’s an urgent need to raise awareness about what it looks like and the serious implications it can have on mental and physical health.

As well as looking after tenants and leaseholders’ health and wellbeing, landlords need to be aware of how DMC can also affect the structural integrity of a property, and if not treated early, cause structural damage. Damp can cause wood to rot, plaster to crumble, or floorboards to feel soft or spongy. Persistent damp can weaken walls, floors, and even foundations.

The positive news is that all these problems can be treated. One of the early warning signs and major contributors to damp and mould is condensation. Small condensation issues can often escalate into major concerns, so it’s important to stay ahead of the problem and take preventative steps.

Condensation is caused by excess moisture building up indoors and everyday activities such as, cooking, cleaning, drying clothes, and even breathing releases moisture into the air. Without proper ventilation, this moisture settles on cold surfaces and can lead to damp problems.
